CALL PUBLIC HEARING TO ORDER

 

The Mayor called the Public Hearing for "1609 43rd Ave Rezoning Amendment Bylaw 5927, 2022" together with Public Input for Development Variance Permit 00569 to order at 5:33 pm.

As Mayor of the City of Vernon, and in the spirit of this gathering, I recognize the City of Vernon is located in the traditional territory of the Syilx People of the Okanagan Nation.

The Mayor provided an overview of the procedure for the Public Hearing.

BYLAW 5927

 

"1609 43rd Ave Rezoning Amendment Bylaw 5927, 2022" together with Public Input for Development Variance Permit 00569

Bylaw 5927 is to rezone the property from "R5 - Four-plex Housing Residential" to "RH2 - Stacked Row Housing Residential" in anticipation of developing a 16-unit townhouse project.  Development Variance Permit 00569 is requesting variances to the side and rear yard of the subject property.

Confirmation of Publication

 

The Corporate Officer advised that Notice of the Public Hearing was published in the December 1 and 8, 2022 issues of the Morning Star Newspaper, as required by the Local Government Act.

The Current Planner provided an overview of Bylaw 5927 and DVP00569.

Representation from the Public

 

The Corporate Officer advised that no submissions had been received.

The Mayor called for a first time for representation from the public who believed they were affected by "1609 43rd Ave Rezoning Amendment Bylaw 5927, 2022" together with Public Input for Development Variance Permit 00569.

  • co-owner of property and realtor in area
  • became involved in project because City seems to be missing middle-income home sector
  • this development will provide a good-looking product with affordability and walkability in mind

Chris Pollen

  • applicant for this development
  • saw opportunity to deliver a positive outcome for the City of Vernon
  • terrain of property offered opportunity for patios and at grade development
  • medium density OCP designation offers the ability to vary setbacks without affecting neighbouring properties
  • want to deliver an attainable housing solution
  • proud of collaboration and product, will be an asset to community.

The Mayor called for a second, third and final time for representation from the public who believed they were affected by "1609 43rd Ave Rezoning Amendment Bylaw 5927, 2022" together with Public Input for Development Variance Permit 00569.
